I have been involved with buying and selling real estate for the past 40 years. I currently have a Florida Real Estate License and I specialized in Off Market Commercial Real Estate. For the past 15 years  I have been retired comfortably with residual income paying my bills. I dabble in different interests because I enjoy what I do, not because I have to. I have continuous monthly and quarterly checks coming in from a diversified portfolio of limited partnerships of commercial real estate investments. This has secured financial freedom for my family and generations to come. All of the returns on my investments are 100% passive income. My only work involved with each property that I invest in, is to partner with only the most trusted and best in the industry *sponsors / syndicators and then only to select the most lucrative and safest offerings they have to offer. After that I sit back and collect my preferred returns, the sponsors handle all the heavy lifting and management duties. I have a 100% success rate of choosing the right offerings. I am a professional accredited seasoned investor that is highly respected and connected to the top tier *syndicators. I know who to turn to and which deals are the worth while ones to invest. Remember I have been doing this successfully for 15 years. I have had over 10 different offerings go full cycle. 

On average I make at minimum of 8% to 12% cash on cash yearly residual income, paid monthly or quarterly on the funds that I invest. Then to add to my overall returns on these investments; properties are usually sold after owning them for 2 to 5 years time frame. I then receive my share of the profit from the sale of these properties. On average after all is said and done I have been realizing, low 15% per year and high 35% year on all my past investments, even during Covid lockdown. One other major benefit is that in most of these types of investments I receive a partnership K1's and  I am able to write off my share of the depreciation. Most of the sponsors are Cost Segregating the buildings, mechanicals and components to take advantage of accelerating  the rate of depreciation. The tax depreciation factor is a major hidden extra bonus for these type of assets.

Depending upon the sponsor and the particular offer,  the minimum investments range from $25,000, $50,000 to $100,000. The properties are substantial, normally ranging from $8 Million to $50 Million. You will have the opportunity to invest in Office Buildings, Industrial Warehouse Parks, Grocery Anchored Shopping Centers, Medical Office Portfolios, Self Storage Units, Apartment Complexes and Land Deals. 

* Definitions: 

Sponsors / Syndicators- The Group that puts together the offerings together. They are the active partners on each deal and normally manage the properties after they are purchased. 

Accredited Investor- These offerings are filed with the SEC and only limited partners that conform to Rule 506c are allowed to invest or be solicited offerings.  

Financial criteria needed to be considered an accredited investors:

  • Net worth over $1 million, excluding primary residence (individually or with spouse or partner)

  • Income over $200,000 (individually) or $300,000 (with spouse or partner) in each of the prior two years, and reasonably expects the same for the current year

  • The above two criterias are the most popular ways to qualify, there are other ways.
